This is a holiday village at 10 km north of Sunny Beach, after Sveti Vlas. The village has perfect private beach and all kind of facilities and entertainment. There are 129 apartments - 106 one bedroom, 2 two bedroom, 16 studios of the type hotel bedroom, 4 studios of the type living room with kitchenette and one 2 level maisonette. They are in those parts of the building that have the best sea view. The hotel will be finished in 2007. The apartment owners will have full access to all facilities in the holiday village. Also the hotel will have a pool, bars and restaurants of its own. The residential building structure is built of reinforced concrete and Ytong bricks. The outer walls of the buildings are insulated with 5 cm thermo insulation; on top of it there is silicone stucco. The inner walls are covered by plasterboard covering/insulation. Fire-alarm detectors will be installed. Facilities: Since the complex is located in Elenite holiday village all facilities of the village, in immediate or close proximity to the hotel, are available to the apartment owners: Maintenance: The Seller shall undertake the maintenance of the residential complex and the Buyer shall pay for this an annual fee to the amount of 8 Euros (VAT not included) per square meter. This fee includes maintenance and cleaning of the communal parts of the building – entrances, corridors, stairs, roof, and green areas around the building; lightening of the communal parts and outside area, elevators, and security. The fee is annual and is paid once every year in the month of April, starting 2008. Services based on annual maintenance charge: Services based on supplementary fees: Rental Management: If the apartment owners would like to rent their properties out, rental management is provided. In case that the apartment owner wants his apartment rented out he must provide a standard equipment package (that meets the tour operators’ requirements for accommodation of tourists in the apartments on self-catering basis). Please, contact us for a flexible payment scheme. 1000 Euros reservation fee – in the moment of reservation; The buyer can set the number of the installments, the dates and the amounts himself. However in this case we request that the last installment is no bigger than 15%; at the transfer of ownership. Other details: Notary transfer fees – 3% Note: The prices are formed provided that the ownership transfer is carried out as per tax valuation. In case the Buyer wants the property to be transferred as per its selling price the latter pays through the seller the value added tax calculated over a basis formed as a difference between the tax valuation and the selling price of the property. Since the apartment sections are part of bigger hotels we can rent them out through the same reservations department that operates the hotels. We sign rental contract for the active summer tourist season; we withhold 20% of the rental income as a tourist management fee, and electricity and water consumption are included in these 20%.
30 % of the sale price – upon signing of a preliminary sale agreement, within one calendar month from the payment of the reservation fee.
40 % of the sale price – within 3 months form the payment of the deposit.
30 % - the rest of the price – within three months from the payment of the second installment, at the transfer of ownership;
