It is a very particular characteristic of this part of the Black Sea coast - the last hills of the Balkan mountain range gradually go down into the sea. The first several of the villas have some sea view. Each villa comprises of 4 apartments but other options are also available - for example to join two apartments in one bigger or in a 2 levels maisonette; or to make one big private villa. Next to the villas are the tennis courts. The villas also have a swimming pool. They will also be furnished.  So far the project is for 82 villas.

The villas are located in Elenite holiday village, Royal Club Victoria - Elenite. This is a holiday village at 10 km north of Sunny Beach, after Sveti Vlas. The village has perfect private beach and all kind of facilities and entertainment.

Since they are located in Elenite holiday village all facilities of the village, in immediate or close proximity to the hotel, are available to the apartment owners:

The residential building structure is built of reinforced concrete and Ytong bricks. The outer walls of the buildings are insulated with 5 cm thermo insulation; on top of it there is silicone stucco. The inner walls are covered by plasterboard covering/insulation. Fire-alarm detectors will be installed.

Maintenance:

The Seller shall undertake the maintenance of the residential complex and the Buyer shall pay for this an annual fee to the amount of 8 Euros (VAT not included) per square meter. This fee includes maintenance and cleaning of the communal parts of the building – entrances, corridors, stairs, roof, and green areas around the building; lightening of the communal parts and outside area, elevators, and security. The fee is annual and is paid once every year in the month of April, starting 2008.

Rental Management:

If the apartment owners would like to rent their properties out, rental management is provided.
Since the apartment sections are part of bigger hotels we can rent them out through the same reservations department that operates the hotels. We sign rental contract for the active summer tourist season; we withhold 20% of the rental income as a tourist management fee, and electricity and water consumption are included in these 20%.

In case that the apartment owner wants his apartment rented out he must provide a standard equipment package (that meets the tour operators’ requirements for accommodation of tourists in the apartments on self-catering basis). Prices from 69 900 EUR

Payment plan:

1000 Euros reservation fee – in the moment of reservation;
30 % of the sale price – upon signing of a preliminary sale agreement, within one calendar month from the payment of the reservation fee.
40 % of the sale price – within 3 months form the payment of the deposit.
30 % - the rest of the price – within three months from the payment of the second installment, at the transfer of ownership;

The buyer can set the number of the installments, the dates and the amounts himself. However in this case we request that the last installment is no bigger than 15%; at the transfer of ownership.

Notary transfer fees – 3%

Note: The prices are formed provided that the ownership transfer is carried out as per tax valuation. In case the Buyer wants the property to be transferred as per its selling price the latter pays through the seller the value added tax calculated over a basis formed as a difference between the tax valuation and the selling price of the property. If such is the case, the Buyer pays the whole increased amount of the costs on the property transfer as per notary order over the due ones for transfer as per tax valuation.
