According to the experts the most selling property region during 2006 will be the Rhodope mountain, in the South part of Bulgaria. The foreigners, investing in Bulgaria, will be attracted primarily by the houses near the city Smolyan. Still in 2005 there were many inquires for properties in the Rhodopes, near the ski resort Pamporovo. The buyers are interested in restored old houses from stone with nice surroundings.
Some of the attractive properties of the region are the lovely nature, pure environment and the old spirit from the last centuries. Also the ski resorts are developing very fast, offering very good conditions for winter holidays. A house in the mountain is a lovely place all over the year, not only during the ski season. The region is also very close to Greece.
For now the properties for sell in the Rhodopes region are not so many. The properties here are cheap, as the average price is 190 Euro per sq m. An old house in traditional style can be found for 6-7000 Euro. In this case the price per sq m can drop to 50 Euro. Most of the old houses need some repairs and improvements, but this work has also charm for the buyers. The houses in the cities also have gardens, usually of 300-500 sq m. Another city, which offers good investment opportunities, is the city of Devin. It is famous for its mineral water and it is already a holiday destination.
The old Rhodope houses are primarily built of stone, very solid and there are very good possibilities for repair and the use of modern materials for improvements, so that the compatibility of comfort and old style design can be achieved.
The persuasion of the real estate brokers is that the interest in these properties will cause the rise of the prices. For the buyers this means that buying property in Phodopes now will be a good investment, especially taking into account the dropping interest in the Black Sea properties.
