| Very high number of Bulgarian real estate sales during 2005 |

Bulgaria ended 2005 with up to 250000 sales. During 2004 196000 Bulgarian properties were sold, which is 28% year-on-year rise. The figures mark Bulgaria out as one of the principal growth property markets in Europe. Bulgaria was mentioned also at the major international real estate forum in Vienna as a hot property location. Although investors are set to see prices slightly down this year, properties are still set to raise 15 per cent more year-on-year, making it one of Europe's highest growth markets. The market has also got more dynamic by the prospect of the Winter Olympics in Sofia in 2012 and by the country's accession to the EU in 2007. According to the statistics from the government, the total of 4,360,239 foreign tourists visited Bulgaria during the summer and winter seasons this year, which reflects a 5.79% increase year-on-year. However, British tourists are well above that average, the number of UK tourists visiting Bulgaria in the same period was 356421, which is up 36.10% year-on-year. Bulgaria's ski resorts, Bansko, Pamporovo and Borovets have particularly busy buy-to-let markets and property experts expect further growth in the future. An abundance of beautiful beaches and world-renowned ski resorts combined with a low cost of living has made Bulgaria ripe for long-term investment.
